Before your arrival in Spain, we will have discussed your needs, requirements and wants (known as your "WISH LIST"). This will enable me to source areas and properties that "fit the bill". This will ensure that your time spent in Spain is not only well spent, but will be productive and enjoyable for you too. If I do not have the property that will fill your wish list, then I will utilise my tried and trusted contacts, whichever way, I will be with you always. Upon your arrival I will personally meet you at the airport, and take you to your accommodation. Or if you prefer to make your own way with a hire car, then we can arrange to meet at a place, time and day to suit you. (I can arrange accommodation for you if you wish, from apartments to villas and hotels) I am aware that it may take you more than one visit to find your perfect property, or indeed you may find it fairly quickly. I always say that you will know when you have found the one for you, you just get that feeling inside!! The process is fairly straight forward, and remember that we will be there with you from day one to take you through it. All Properties you view will have been checked and certified by a reputable lawyer. When you do find a Spanish property you wish to purchase, a holding deposit of normally around 3,000 euros is paid. This confirms your intention to purchase and the vendors intention to sell the property to you at the agreed price. ( this process is explained more fully in our Guide to property purchase) There are excellent English speaking solicitors in Spain, and all further transactions will be made through your chosen solicitor. Completion on a resale property( established home) normally takes anywhere between 6 to 12 weeks. New build properties obviously take longer and completion dates will be stated and agreed in the sales contract. When completion dates arrives..you have 2 choices. You can either come to Spain and attend at the Notary in person ( all persons who are to be named on the deeds), or you can do as many people do and give power of attorney to your solicitor. This means that you do not have to come to Spain to carry out various things..your solicitor will do it for you. You just come to Spain at your convenience and will be given the keys to your new home, after completion has taken place at the notary. Many people find this an ideal situation with time constraints etc. Power of attorney is given to your solicitor by you in the presence of the notary..and can be withdrawn by you at any time. |
